A family of four woven into a medieval tapestry among flowers, a unicorn and a deer, printed as a framed canvas in a natural wood frame

Realtor closing gifts they make from their own photo

Send your buyers a link at closing. Once they have moved in, they paint their family or their dog into a portrait for the new house, and we print it and ship it to the new address.

You pay only for links they use. From $59 a gift, shipping included.

A closing gift that waits for the new house

A closing gift link is a gift you send as a link instead of a box. Your buyer opens it once the boxes are unpacked, uploads one photo of their family, their children or their pet, and chooses an art style: a woven tapestry, an oil painting, needle-felted wool, a dog in a tuxedo. They see a proof before anything is made, choose a framed canvas, a canvas, a jigsaw puzzle or a fleece blanket, and we print it in the US and ship it to the new house. You choose what each gift may cost, from $59 to $149 with shipping included, and your card is charged only when a link is used. A link nobody opens costs you nothing and ends on the date you set.

The point is the referral. In NAR's 2025 Profile of Home Buyers and Sellers, 43% of buyers found their agent through a friend, neighbor or relative, and 66% of sellers used an agent they were referred to or had worked with before (NAR). A gift they chose and made themselves is the one still on the wall when a neighbor asks who sold them the house.

What your buyers can choose

Their own portrait, on whichever of these suits the new rooms. Your cap decides how much you cover; anything dearer, they pay the difference.

  3. Gallery-wrapped matte canvas on a wooden stretcher. A wall, without buying a frame.

From the closing table to their wall

No sizes to guess and no boxes in your trunk. You send a link; they make the gift.

  1. Before closing

Make one gift for your clients: the note they will read, a cap of $59, $79, $109 or $149 a keepsake with shipping included, and the date the links end.

  2. At closing

Add your buyers by name and email and we send the link, or copy it into your own card or text. Follow Up Boss can add them when a deal moves to closed.

  3. After the move

They pick a photo of the family or the dog, choose an art style and a keepsake, and approve a proof. It ships to the new address.

  4. Then you pay

We charge your card the price of what they chose, up to your cap, when they check out. A link nobody uses costs you nothing.

The rules a closing gift meets

The published rules, linked to their source. Your accountant has the last word on your own return.

Tax
The IRS lets a business deduct up to $25 of gifts to each person a year. Packing and mailing are not counted toward the $25 (IRS).
Couples
A gift to a client's spouse or family is generally treated as a gift to the client, and a married couple giving is one giver (Publication 463).
RESPA
The CFPB says Section 8 does not generally stop a gift to a consumer for doing business with you. What it bars is a gift in exchange for referring other business (CFPB).
Records
Your dashboard lists who you sent a link to, when it was redeemed and what you were charged for it.

Which clients it suits

Only 24% of 2025's buyers had children under 18 at home, so a link works as well for a couple or a dog as for a family. Sending for a team or a brokerage? See gift links for business.

  • Buyers with a dog or a cat
  • First-time buyers, often found by referral
  • Families moving up to more room
  • Sellers downsizing near the grandchildren
  • Buyers moving far from family
  • Past clients, on the anniversary of the keys

What is a closing gift link?

A closing gift you send as a link instead of a box. Your buyer opens it after the move, uploads a photo of their family, their children or their pet, and we paint it in the art style they choose. They approve a proof, pick a framed canvas, a canvas, a puzzle or a blanket, and we print it in the US and ship it to the new house. You set what each gift may cost ($59, $79, $109 or $149, shipping included) and you are charged only when a link is used.

How much does it cost?

The price of the keepsake your client chooses, up to the cap you set: $59, $79, $109 or $149 with shipping included. Nothing is charged when you sign up or send a link. If they choose something above your cap, they pay the difference themselves.

Is my name on the keepsake?

No. Your name and note are in our email to them and on the page their link opens, and the keepsake is their own portrait, with no logo on it. That is the point of it: a thing that stays on their wall.

Can I hand it over at the closing table?

Yes. Copy their link from your dashboard into your own card, or text it to them while you are handing over the keys. Add them by name only if you would rather we did not email them.

Does it work with my CRM?

With Follow Up Boss, yes: a Zapier zap on "Deal Stage Updated", filtered to your closed stage, can send the buyer to your gift through our API. That needs a paid Zapier plan for its webhook step. With kvCORE or BoldTrail, whose Zapier triggers do not include a closed deal, paste names into the dashboard.

Do you share their photo or address with me?

No. You see whether each link was redeemed, when it shipped and what you were charged. The photo, the portrait and the address stay between your client and us, and the photo is deleted within 24 hours of the order shipping.

What happens to links nobody uses?

They end on the date you chose for the gift, up to a year out, and nothing is owed for them. There is no deposit and no prepaid balance.

Will it arrive before the holidays?

For arrival by December 24, your client should approve their portrait by Monday, December 7.

Where can it ship?

To US addresses. Everything is made to order in the US.
